Acting Rent Commissioner warns landlords against illegal evictions and intimidation

The Acting Rent Commissioner of Ghana, Frederick Opoku, has cautioned landlords against employing illegal eviction tactics and acts of intimidation toward tenants involved in rent disputes. He specifically warned that landlords who resort to measures such as removing a tenant's roof or forcibly ejecting occupants without following due legal process risk imprisonment.

During an appearance on Asempa FM’s Ekosii Sen, Mr Opoku characterized such behaviors as criminal acts and violations of fundamental human rights.

He stated that any landlord who attempts to remove a roof over rent-related disagreements is a candidate for jail.

He emphasised that the Rent Control Department maintains a policy of zero tolerance for "self-evictions," where property owners take the law into their own hands rather than using official channels.

Mr Opoku noted that the department would pursue prosecution for landlords who unlawfully eject tenants or damage parts of a rental property once such incidents are reported to his office.

He further described acts like locking tenants out of their rooms or dismantling roofing sheets as serious offenses, questioning why any owner would abuse human rights in response to non-payment of rent.

The Acting Rent Commissioner concluded by reminding the public that Ghana’s tenancy laws recognize statutory tenancy.

He stressed that property owners must adhere to the specific legal procedures established for resolving disputes and regaining possession of their premises.
